When the owners of Masia Garrotxa first visited this 13th century farmhouse in the pre-Pyrenees of Catalunya, it was a crumbling ruin. They immediately fell in love with the property and together with a well-known architect, embarked on a daring 4 year restoration journey to sustainably recover a piece of Spanish patrimony with all of the benefits of modern comfort. This remarkable home completed in early 2020 was the very first LEED Platinum certificated Masia in Spain.
LEED (Leadership in Energy and Environmental Design) is an internationally recognized green building certification that ensures buildings are designed and built sustainably, with high environmental performance in energy usage and water efficiency, CO2 emissions reduction, high indoor environmental quality and stewardship of resources. Masia Garrotxa was awarded the Leed Platinum qualification, the highest level of certification.
What we have is a very well designed house, not only in terms of ecological footprint, but also in comfort, style and modern conveniences. The house is child-friendly and enjoys total tranquillity and unobstructed green views. The origins of the house date back over 800 years, but was almost a ruin when restoration began. However, the restoration incorporated many clever and traditional building methods used in Masias in the region for thousands of years. The end result is a house on the cutting edge of technology while remaining sympathetic to the ancient building traditions of the region.

Bedrooms and Bathrooms
The house has seven bedrooms spread out over three floors. All bedrooms have their own en-suite bathroom.
Bedroom 1 (1st Floor): Double bed with bathtub and rainwater shower. Direct access to private terrace.
Bedroom 2 (2nd Floor). Double bed with rain shower. Southern and Eastern mountain views.
Bedroom 3 (2nd Floor). Master Suite with stand-alone bathtub, rainwater shower and enormous southern facing terrace with expansive mountain views.
Bedroom 4 (2nd Floor). Double bed with kitchenette, shower and eastern views of rolling fields.
Bedroom 5 (2nd Floor). Double bed with shower and access to private terrace with western views of rolling mountains.
Bedroom 6 (3rd Floor). Master suite with bathtub and rain shower. Southern and Western view of rolling mountains and fields.
Bedroom 7 (3rd Floor). Master suite with bathtub and rain shower. Private terrace with east/south views.
Living Spaces
The main living area is a long living/dining room with extended leather sofa, lounge chairs and a dining table for 8/10 people. Leading off from the dining room is the modern and congenial kitchen which is full of light and integrates with the house´s gardens. On the middle floor there is a landing area with desk and chairs. Two of the bedrooms have private outdoor terraces with hammocks. Shaded upper terrace above the kitchen.

Wifi Internet, network plugs in every room, radiant floor heating/cooling modules throughout home, fireplace, ceiling fans in top floor master suites, washer and dryer, wine cooler.
Outdoors
The house is surrounded by fields, forest and pre-Pyrenees hills and enjoys unobstructed views. The property borders the river Fluvia, accessible by descending a small hill through a strip of old forest. The yard has an herbal and vegetable garden, fruit trees, bbq area, salt pool and a trampoline.
Concierge Services
Locally based we offer a free concierge service to all of our clients. We can help arrange a whole range of extra services including securing tables at top restaurants and private chefs to cook for you at the villa. We can help plan itineraries, suggest excursions such as a day trip to Cadaques and help with car hire/airport transfers if needed.
Distances
20 minute walk, or 10 minute cycle or five minutes by car to the village of Besalu. Girona 40 minutes, Costa Brava beaches 45 minutes, Barcelona 90 minutes.

Four college friends of fifty years standing together with their almost equally longstanding wives reunited for a week in this splendid house. It would have accommodated more but nor did we sense we rattled around. The house is very well-appointed and well located near Besalu, the volcanoes, with the coast and Dali matters within easy striking distance. Walks from the house itself are a little limited but other starting points are easily reached by car in a few minutes. We were carefully, kindly and responsively looked after by Charming Villas in advance and on site. Good times.
